In a lot of Baytown houses, the tub or shower valve backs onto a closet.
When that is the case, we cut the sheetrock from the closet side and fit an access panel instead of patching it. It costs nothing extra now, and the next time anything needs doing back there — by us or by anyone else — the plumber opens a panel instead of cutting your wall again.
Where the valve allows it and the closet is not there, we cut in from the front through the tile, measured so the escutcheon covers the opening. No wall opened from behind, no tile replaced, nothing to patch or repaint. Matching fifty-year-old tile is close to impossible and a tile setter is a second trade to pay for.
Job notes · Baytown — two-handle to single-lever
The old valve was leaking. Parts to rebuild it were several days out, so we priced both options: repair it, or replace it with a new Moen valve carrying a warranty. The repair would have cost nearly as much and taken three days longer. They chose the new valve.
Real tile, not a fiberglass surround. We cut in from the front, through the tile, measured so the escutcheon would cover the cut.
Older apartment stock and galvanized

The customer noticed wet sheetrock in one of the units. We opened the wall and found the riser rusted through at a joint. The building dates to the 1970s and the galvanized is original — around fifty years old. That riser feeds eight units.
We recommended replacing the whole thing, because galvanized rusting at one joint means it is rusting everywhere along that run. The owner chose to patch it. That is their call to make, and we did the patch.

Slab houses and what moves under them
Slab construction is the norm here, and it shapes what goes wrong. When the ground under a drain line moves, the line loses its fall, and no amount of cabling fixes a pipe that is no longer sloping.
When we replace under-slab pipe, we anchor it into the concrete with hangers rather than leaving it resting on dirt, so the backfill cannot create a new belly. See sewer line repair.
Gas work and CenterPoint
Job notes · Baytown — meter lock-off
The customer smelled gas and called CenterPoint. CenterPoint came out, confirmed a leak, locked the meter and left — with the house's gas shut off entirely.
We pressure tested the system and found the leak was underground in the yard line. We replaced the whole run from the meter to the house: about a hundred and twenty feet of yellow poly with a riser at each end, since poly cannot come out of the ground.

Commercial work in Baytown
A steady share of our Baytown work is commercial:
- An assisted living facility we have looked after for three or four years. Currently ninety-five to one hundred feet of tunneling and up to fifteen drains replaced, all underground, with the building open and residents in it throughout.
- A car dealership with a leaking two-inch main in the repair shop their own maintenance team could not stop. Cut out the failed section, back with ProPress and a new Watts valve, water on in about three hours.
- An Office Depot with a corroded chrome tailpiece holed through. We replaced the drain assembly, faucet and supply lines in one visit rather than three trips.
- A church gym where the old drinking fountain was leaking. They went with an Elkay bi-level unit with a bottle filler, because the gym is used for pickleball and people needed to fill bottles rather than bend over a spout.

Finding a leak without opening your ceiling

The customer had a stain on the ceiling below the upstairs bathroom. Before opening anything, we asked what the stain had been doing. They had not used that tub in several days and the stain had not grown.
That told us it was a drain, not a supply line — a supply line is under pressure all the time and keeps getting worse whether anyone is in the bathroom or not. A drain only leaks when water runs through it. That put the tub shoe at the top of the list.
We opened a twelve-by-twelve square in the ceiling, cutting with a dust extractor, and there it was.

Two days minimum, and that is the city's sequence rather than ours: we pull a permit, dig, the ditch stays open for city inspection, the city passes it, we backfill, the city releases it, then CenterPoint restores service. A homeowner cannot pull that permit themselves.
