The customer noticed water coming out of the emergency drain line on the outside of the house. They went up into the attic and found one of their two heaters leaking. Both were original to the house, which was about ten years old.

They chose to replace both rather than one, since both were the same age and both were in the same attic space. Two State ProLine heaters, six-year warranties.

Two things worth pulling out of that.

The pan drain did its job. It told them there was a problem before it came through a ceiling. If you see water coming from a small pipe on the outside of your house here, that is very often what it is, and it is worth acting on the same day.

Doing both was arithmetic, not upselling. Two heaters the same age, in the same attic, sharing the same water. When one fails the second is not far behind. One visit means one attic access and one labor charge instead of paying for the setup twice inside a year or two. If your two heaters are different ages, or one is in a garage, that logic does not apply and we will say so.

The customer had hot water and then suddenly did not. The fault turned out to be the thermal fuse.

Rinnai handles warranty work through their own service department, so we got on a video call with their technician, went through the unit with them, and they made the call on what was wrong and shipped the part. We fitted it. Parts took two days, so the customer was without hot water for three days.

The customer noticed the ground was wet. It had been leaking slowly for a while and they were not in a rush, because they had no working shutoff to stop it with. We shut it off at the street when we arrived so we could dig it up dry.

The above-ground copper section at the house entry had broken off completely. We showed them the photo of what we found and they told us to go ahead — repair the line, fit a new shutoff valve, and insulate it.

Every above-ground water line repair we do goes back with a working shutoff valve and insulation. Those two things are what cause the next emergency, and after Uri everyone around here knows what an uninsulated line does in a freeze.

Worth checking your own main shutoff before you need it. Most people find out it does not close properly at the exact moment they need it to.

City water, permits and inspections

A contractor was pouring a new driveway and the water meter sat where the driveway was going. The city required it to be moved by a licensed plumber with an inspection. We relocated it about fourteen feet — ten feet back and four feet over — and the city came out and passed it. Mont Belvieu City Water, not a MUD.

Fixtures and toilets

A run of smaller Mont Belvieu jobs worth mentioning because the reasoning matters more than the parts. A dripping Moen faucet where the customer had a remodel coming in a year or two — we repaired it under the lifetime cartridge warranty so they paid only for our time. Common questions

Why do so many water heaters here sit in the attic?

It is common in the newer subdivisions, and it changes what matters. An attic heater announces a leak through the pan drain on the outside of the house rather than through your ceiling - assuming the pan and its drain line are intact, which is exactly what we check.

Water is coming out of a pipe on the outside of my house. What is that?

Most likely the water heater's emergency pan drain, doing exactly what it is there for. It is telling you the heater is leaking before the water finds your ceiling. Worth acting on quickly.

One of my two water heaters failed. Should I do both?
