Commercial

Commercial Plumbing Services

Restaurants, daycares, care facilities, churches, schools and property managers across the Houston area. Licensed for the work your own maintenance team legally cannot sign off on.

MVP Plumbing handles commercial plumbing service and repair across the Houston area — restaurants, daycares, care facilities, churches, schools, offices, apartment buildings and facility management companies. All work performed under Master Plumber License MPL 38224. We answer 24 hours.

We are a service and repair company. We do not do new construction, and we will tell you when a job is outside what we take on rather than learning on your building.

Work that legally requires a licensed master plumber

A steady part of what we do is jobs that other contractors and in-house maintenance teams cannot legally do themselves. Permits, gas tests, city inspections, meter relocations — anything an inspector has to sign off on.

Three examples, all real:

Job notes · Houston area — facility maintenance company

A commercial facility maintenance company covering daycares and restaurants across the Houston area. Their in-house plumber is not licensed, so we do the annual gas pressure testing and inspections under our license and provide the paperwork the inspector wants.

Job notes · Mont Belvieu — water meter relocation

A contractor was pouring a new driveway and the water meter sat where the driveway was going. The city required it to be moved by a licensed plumber with an inspection. We relocated it about fourteen feet — ten feet back and four feet over — and the city came out and passed it.

The driveway was poured on schedule.

Job notes · Baytown — car dealership, two-inch main

A two-inch main was leaking in the dealership's repair shop. They told us they had tried to fix it themselves and could not get it to stop. We cut out the failed section and went back with ProPress and a new Watts valve. About three hours from arriving to water back on.

They were able to keep working with the water off, so it was not a shutdown — but it was a leak they could not stop.

If you are a general contractor, a remodeler, or a facility manager who periodically needs a licensed plumber attached to a job, see licensed master plumber for contractors.

Working around a building that cannot close

A care home cannot relocate residents. A restaurant cannot close on a Friday. A daycare cannot send children home. This shapes how we approach commercial work more than anything else.

Job notes · Baytown — assisted living facility (in progress)

A facility we have looked after for the last three or four years. Their kitchen drains had been backing up. We cleared them, but the customer still had a smell and was getting gnats in the kitchen no matter how much they cleaned. They were also noticing more and more water surfacing outside around the building. Best estimate is the line has been leaking since around 2020.

Scope: ninety-five to one hundred feet of tunneling, up to fifteen drains being replaced. All of it underground, with the building open and residents in it throughout.

Tunneling is what makes that job possible at all. The work happens underneath the slab instead of through the floor, so the building keeps operating. See sewer line repair and replacement.

What we do for commercial customers

One visit instead of three

At a Baytown Office Depot we found a corroded chrome tailpiece with a hole through it. We replaced the whole drain assembly, the faucet and the supply lines in one visit rather than making three trips.

Before — the old line opened up.

The swap — old gate valve out, new ball valve staged.
New Watts valve and pressed copper installed on a commercial water line, cut-out section on the floor
After — new valve, pressed copper, old section on the floor.

For a commercial customer, trips are the cost. Every visit is a purchase order, a site access, and somebody from your team meeting a plumber. Where we can see what else is about to fail, we will quote it while we are already there and let you decide.

For apartment and property owners

Most apartment owners cannot take a building out of service and they do not have to. Repipes usually get done one unit at a time, as tenants move out, while the unit is already empty and the walls are being patched and painted anyway. No lost rent, no relocating tenants, spread over a few years.

Tell us your turnover schedule and we will fit around it. See repiping.

Common questions

Do you work with facility maintenance companies?

Yes, regularly. We do gas testing and inspections for a commercial facility maintenance company covering daycares and restaurants across the Houston area. If your in-house maintenance staff are not licensed plumbers, there is a set of work they legally cannot sign off on, and that is where we come in.

Can you work while we stay open?

That is usually the whole point. At an assisted living facility in Baytown we are tunneling ninety-five to one hundred feet and replacing up to fifteen drains, all underground, with the building open and residents in it throughout. Tunneling means the work happens under the slab instead of through your floor.

How fast can you get to a commercial emergency?

We answer 24 hours. For buildings we already look after, we usually know the building before we arrive, which saves the first half hour of any callout. We will tell you honestly when we can be there rather than guessing to keep you on the line.

Do you do scheduled maintenance or only breakdowns?

Both. Most restaurants call us when the line is already backed up, usually at the worst possible time. We take on scheduled jetting quarterly or twice a year depending on volume, and it costs a fraction of a weekend emergency call and a closed kitchen.

What kinds of commercial buildings do you work in?

Restaurants, daycares, assisted living facilities, churches, schools, gyms, offices, apartment buildings and car dealerships, among others. Service and repair, residential and commercial. We do not do new construction.

Are you licensed to pull commercial permits?

Yes. All work is performed under Master Plumber License MPL 38224, which is what allows us to pull permits, handle city inspections and sign off on work an inspector has to pass.
